Common driveway problems
Driveways here see heavy trucks, road salt, freeze-thaw cycles and oil leaks. Over time, the surface scales, cracks widen, stains spread and the color turns uneven.
Cleaning and stain treatment
We start with hot-water pressure washing and degreasers to lift oil and grime. Tough stains get targeted treatments.
Crack and spall repair
We fill cracks with flexible fillers and patch spalled areas with repair mortars so water does not get in and make damage worse.
Resurfacing
When scaling is widespread, a polymer-modified resurfacer creates a new wear surface over the existing slab. It restores a uniform look and can be finished with texture for traction.
Sealing
Penetrating sealers protect from salt and water while keeping a natural look. Topical sealers enhance color. We recommend the right one based on your driveway's condition and your goals.
Why not epoxy on a driveway
Standard epoxy is not suited for outdoor driveways. It can yellow in sun and become slippery. We use materials designed for exterior use.
Garage apron coordination
The apron in front of the garage door collects the most salt and tire marks. If we are coating your garage too, we coordinate the transition for a clean look.
Drainage
Standing water freezes and damages concrete. We note low spots and discuss ways to direct water away.
Curb appeal
A clean, even driveway improves curb appeal for sales and rentals. Restoration is one of the most cost-effective exterior upgrades.
Driveway options compared
Cleaning and sealing is the least expensive option and works when the surface is mostly sound. Crack and spall repair plus sealing handles moderate damage. Resurfacing is the answer for widespread scaling. Full replacement is only needed when the slab is broken or heaving badly. We explain which option fits your driveway and why.
Working around heavy trucks
Many local driveways carry work trucks, trailers and RVs. We choose resurfacers and sealers rated for that weight and plan cure times so you know exactly when you can park again.
What to expect on project day
We block off the driveway, clean and treat stains, make repairs and apply the resurfacer or sealer. Most driveways are walkable the same day and ready for vehicles within one to three days depending on the product and weather.
Winter care
Use deicers sparingly, avoid products with ammonium nitrate or ammonium sulfate and shovel promptly so ice does not build up. These habits help sealers and resurfacers last longer.
Combining projects
Many homeowners restore the driveway, front walk and steps together, along with sealing the patio. Doing it all at once costs less than separate visits and gives the property a consistent look.
Rental and investment properties
Landlords and investors often restore driveways between tenants or before listing a home. A clean, even surface helps photos, improves first impressions and reduces complaints about stains and trip hazards. We can work on tight timelines and coordinate access with property managers so units are ready on schedule. For multi-unit buildings and duplexes, we can restore shared driveways and parking pads together for a consistent look across the property, which helps with resale too.
Want a quick opinion? Send a photo of the driveway from the street and a close-up of the worst area. We can usually tell from that whether sealing, repair or resurfacing makes the most sense before we schedule a visit.
